Summary:
Recently renovated 2BR/1BA unit w/ private entry. This unit shares the back yard, BBQ area and the swimming pool with 3 other guest houses within the premises. We're located in quiet residential neighborhood very close to major convenient stores. Being just 10 minutes away from LAX, this house situated centrally to major tourist attractions in Los Angeles. This unit is not suitable for any type of gatherings/events.
All guests are obligated to read and agree to our house rules prior to booking.
The Space:
This is a 900 s.f. 2Br/1Ba front unit of a 4-unit complex. This unit along with the back unit and the guest house (all in the same property) share the back yard , BBQ area and the swimming pool.
The unit has its own private entrance from the front yard, is equipped with hot water, central AC, 65" 4K TV, full kitchen (stove, microwave oven, fridge, etc.) and a breakfast area. There are two bedrooms, each equipped with a queen-size bed.
The bathroom has a full-size "raised" bath tub (not accessible compliant) Guests can also use the common area (back yard, the 9'-deep swimming pool, BBQ grill and all the outdoor furniture and sitting areas. This unit comes with ONE (1) off-street parking only. Should the guests have more than one car, street parking is free but challenging. The vehicle should be parked diagonally over the gravel area, while leaving enough space behind the car so that the other tenant can park on the concrete driveway.
Guest Access:
Guests can use the common area, back yard, the 9'-deep swimming pool, BBQ grill and all the outdoor furniture and sitting areas.
Also note that the private sitting area in front of unit 2, is meant to be used by those guests exclusively and no other guests are allowed in that area. Please respect everyone's privacy.
The Neighborhood:
Safe and friendly neighborhood, the house perimeter, however is equipped with smart lights and surveillance system for security purposes. The host is not responsible for ANY complications happening outside the perimeter of the advertised private unit, guests are responsible to do their own research of different neighborhoods in LA and make sure this location fits their purpose. The guests are to respect the quiet hours after 10:00 pm to contribute to the peaceful neighborhood, any violation that leads to complaints from neighbors or involvement of the authorities, would be reflected directly on the guest's account and shall be legally pursued.
Getting Around:
Walking distance to grocery store, less than 15 minutes to popular West LA beaches, 20 minutes to Downtown LA, less than 10 minutes to Los Angeles Airport (LAX), close to public transportation and minutes away from Ladera Plaza with major convenient stores / pet store / banks (Chase / Bank of America) / Starbucks / bars and restaurants.
Other Things to Note:
Swimming Pool:
The property is equipped with a 40'x20', 9'-6" deep swimming pool. Although the pool area is gated, there is no life guard present at the site, thus guests are responsible for the safety of themselves and their loved ones. Under no circumstance children under the age of 18 are allowed into the pool area without supervision of an accompanying adult. All guests are required to sign a "Waiver of Liability" form prior to check in. The host reserves the right to reject entry of any guest who refuses to abide by the requirements.
Guests are responsible for sanitation of swimming pool and the surrounding area during their stay. Use of fragile objects, inclusive of all sorts of glass and china dishes, as well as smoking is strongly prohibited at the pool enclosure. Entrance/exit to the pool area is monitored by the surveillance camera at all times and any violation of pool restrictions would result in forfeiture of the full security deposit in addition to extra charges if any damages are made.
Interaction with Guests:
The host does not reside on the property, however, we try to check on every guest as frequent as possible to address their needs.
Depending on the time and day of the week, maintenance issues can take up to few hours to be addressed. Evening/night-time issues will have to be taken care of the next business day.
