Walk to downtown from this peaceful, lovingly maintained Spanish Colonial ranch home in the famed Movie Colony. The home was built in 1936 and sits on over 1/3 acre of mature landscaping. The lot is entirely walled in creating a self contained sanctuary for you to enjoy! Just a few steps from Palm Canyon and Indian Canyon Drives and all that downtown Palm Springs has to offer, you cannot beat the location. Walk to coffee, shopping, restaurants, everything!
Inside
3 bedrooms/2 full baths and 1 half bath. You'll find completely modernized baths and kitchen with updated and modern appliances and fittings. This classic Palm Springs home features a formal living room and a formal dining and a spacious great room with dining area, living area and open, well stocked kitchen. All of this is thoughtfully laid out over 2800+ square feet of living space. The primary suite is on the east side of the home while the two additional bedrooms and the second full bathroom is located on the west side of the home.
Outdoors
French doors lead off the great room and formal dining room out to the beautiful terrace with pergola and vast seating overlooking the green grass lawn, pool and arbored dining and outdoor lounge area. The front of the home features a full length colorfully, tiled portico providing an additional, separate lounge area amount fruit trees with mountain views.
Guests have access to the entire property except the garage. There is no garage access.
**Due to the mechanical limits of air conditioning equipment and the extreme temperatures in the desert during summer months, thermostats cannot be turned below 72 degrees. 72 is a very comfortable indoor temperature when outdoor temps are over 105-120 degrees.
**Pool heat is optional and available at a daily rate of $79 per day $499 per week. Pool heat is suggested during the months of November - May. Pool heaters run each day from 7 a.m. until 5 p.m.
This home is a smoke-free and no-animal property.

**By City of Palm Springs Ordinance, the following are required to rent a short term rental in the city:
1. Renter (responsible party) must be at least 25 years of age.
2. Responsible party must present government issued I.D. prior check-in and I.D. must be copied (photographed). A copy of I.D. is kept by management while guest is at property and will be shared with Vacation Rental Compliance Officials on demand as required by law.
3. Responsible party (renter) is required to sign a short term rental agreement (contract) prior to check-in.
4. All guests are required to print and sign their names to the document “City of Palm Springs VR Statement of Rules and Regulations” which confirms that the Good Neighbor Brochure has been read and understood by all adult occupants.
5. No more than 2 adults per bedroom are allowed to occupy the home overnight with 2 additional guests allowed during daytime hours. (Additional guests suspended during Covid orders)
6. No more than 1 car per bedroom are allowed to be parked at the house overnight with 1 additional car allowed during daytime hours.
7. No parties or events can be held at the house (defined as a gathering that brings more than the allowable occupancy level to the house)
8. Trash must be kept in the provided receptacle out of public view.
9. Dogs (where allowed by the owner) are to be kept on a leash at all times when not in the home or in the confined space of the property. Dogs are to be kept from barking. A consistently barking dog is considered a nuisance.
10. Outdoor music is prohibited 24 hours per day. It is further expected that noise created at the home will not be audible beyond the property line.
