The home is sparkling clean, professionally cleaned and sanitized, with a Mid Century Modern, yet Southwestern vibe. Enjoy beautiful sunsets from the pool or spa. The patio has ample seating, and the outdoor kitchen features a stainless gas grill. The spacious chefs' kitchen is fully stocked, with tools and appliances- great for holidays! The space is perfect for couples, families, and large groups. Our guests include university parents, golfers, gem show goers, etc!
The setting is incredible, right at the base of the mountains. There is untouched desert all around, including a dry creek bed on the side of the house, and great wildlife watching through the large living room windows and the patios in front and back. The neighborhood is great for walking and it's a very peaceful, quiet setting, yet it is super close to shopping at La Encantada, excellent restaurants, 4 minutes from the grocery store (Safeway) and Starbucks. It’s also near some of the best golfing, bike trails and hiking in Tucson (12 min. To Sabino Canyon) and not too far from UofA and Downtown. Check out our guidebook for more!

The difference between us and the others: We are super responsive to our guests when needs arise, however; we respect guest privacy and only visit the property when required to address a guest request or other need. You will have both of our cell numbers on hand, and we live only a few minutes away.
Convenient and peaceful location great for groups visiting loved ones at the University, hikers, bikers, families and couples. The homes in this neighborhood are all situated on large private lots. This is a very quiet and upscale foothills neighborhood. Large parties are not allowed due to the associated street parking congestion and noise. Please keep outdoor music and conversations to a peaceful and medium level. We value our relationships with our neighbors.
This very private oasis sits on an acre and is in a very desirable location close to Tucson's finest dining, shopping, hiking, and biking. La Encantada, Tucson's beautiful outdoor mall with its great restaurants coffee and gelato shops, gourmet grocery store and awesome assortment of boutiques and home and clothing stores is only minutes away as are a pharmacy, bank, galleries and more restaurants! This property also has easy access from I-10 making it an easy drive from Tucson's airport or Phoenix Sky Harbor or Gateway airports.

• Pool Heating: Costs extra. If desired, request this service at least 24 hours prior to arrival.
• Internet Downloads: Do not illegally download copyright content. $100 fee per download.
• Extras: Extra beds, crib, highchair, and other stuff may be available upon request.
• Parking: Park on asphalt portion of either driveway, not on the dirt mound.
• Pets: Dogs only. Require permission, and a $100 pet fee.
• Features Subject to Availability: Sometimes stuff happens beyond our control.
• No fire/flame inside: Fireplaces are decorative only. No candles/incense. Birthday cake candles are OK.
• Cleaning: Clean as you go. Leave the home how you found it. Don’t strip beds. Wash whites separately.

Following are the more details explanations of the above high-level summary.
Guest Count: The booking price is calculated based on the number of guests you entered. Please ensure your total guest count is accurate before booking to ensure you are paying the correct amount. Any non-registered visitors who stay past midnight will be considered additional guests and the guest who booked will be charged additional guest fees.
No Parties / Events: All non-guest visitors are to vacate the premises before 10pm. Quiet time is from 10:00p.m. - 8:00 a.m.
Unauthorized parties will result in $500 fee and immediate termination of the booking. The person who books is responsible for the conduct of their guests and responsible for any damages.
Security and Noise Monitoring: For safety and security, exterior video cameras may be in place at various home entry points. To ensure guest and visitor compliance with city and county noise ordinances, sound (decibel level) monitors may be on the property to detect noise levels only (not listenable audio). Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours. Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit
Pool Heating (If Applicable): Not everyone wants or needs the pool to be heated. So, to keep our prices low and to conserve energy, we only heat the pool for those who request this extra service. Following are the nightly pool heating rates, which are per consecutive night to heat the pool up to 85f:
- $50 October to December
- $65 January to April
Pool heating is charged upon arrival and paid through an additional money request sent through the booking site. Pool heating is only available when daytime average temperatures are at or above 50 degrees Fahrenheit and nighttime temperatures are above 35f. Tucson has been known to dip to 20f and below, but that is rare. While we should be able to heat the pool, unforeseen weather or equipment issues may render this option unavailable during some or all of your stay.
Pool Safety: Children must be attended in the yard at all times! The back doors have an optional “auto-lock” feature which will allow only adults who know the code to get out into the yard. It’s very easy to use and provides excellent peace of mind!
Internet: Internet service is provided for your convenience. DO NOT ILLEGALLY DOWNLOAD COPYRIGHT PROTECTED CONTENT. Comcast monitors for bit torrent and other peer-to-peer sharing sites and will mail us detailed warnings including date, time, and content titles. The guest who booked the property will be fined $100 per illegal download notice we receive. Multiple warnings can result in Comcast terminating our internet, so please do not allow any guests to misuse the Internet service.
Extra Bed Requests: The normal setup for beds includes 6 beds. For no additional cost, we can set up an additional 2 beds twin beds, and for $95 a Full size. The house is spacious and these can be set in several different places..Tell us more about your needs and we will make suggestions!
Crib Setup/Breakdown: $95 for full-size crib. $35 for pack n’play.
Child's Highchair Rental: $25 for set up, cleaning, and full sanitation.
Parking: The garage is not available for guest use at this time. There are two very large driveways on either side of the house. Please park on asphalt only, and not the dirt mounds. Thanks!
Pets: A maximum of 2 dogs weighing a maximum of 30 lbs each or less are allowed with an additional $100 per dog fee. Guests must provide dog breed and weight information prior to booking and receive host written approval. All pet waste must be picked up and disposed of, otherwise a $100 cleaning fee will be applied after check-out. Any pet damage (furniture, flooring, etc.) will also be charged after check-out. $250 per pet fee for any non-disclosed pets brought on property.
Service Animal requests must be submitted using our forms, which must be signed by a licensed physician treating the condition. If you wish to claim a service animal, contact us to obtain these forms before booking.
Feature Availability: We strive to keep our homes in excellent condition with all advertised features functioning properly. However, sometimes things break or otherwise are not available for guest use.
Fire/Flame Inside: The indoor fireplaces are decorative only. Do not use. Also, do not light incense, candles, or other combustible materials inside. Birthday cake candles are OK. Please enjoy the Outdoor fire pit instead!
