Hummingbird House is a beautiful, well-equipped home on a sunny property with views, privacy, numerous amenities, and a central Russian River Valley location. Sit out on one of the lovely decks with morning coffee, soaking up the sun, and enjoy the tranquility. Then, set off on a great day of exploring all that Sonoma County has to offer! When the day is done, come back, make dinner with the local ingredients you've collected, and then take an evening soak in the large hot tub.
Hummingbird House is a 3 story home nestled against a sloping hill and overlooking a grove of redwood trees. The top story, which is also the entry-level, has open living room, kitchen and dining areas. The kitchen is well-equipped, the dining table comfortably seats 6 people, and the living room has floor to ceiling windows, a large couch, a flat screen TV (you can log in to your Netflix, Pandora or HuluPlus accounts) and a wood-burning stove. Sliding doors lead from the dining area out to the first of three decks, where the gas BBQ and outdoor dining table are located. Also on the top story there is a small office with a desk, perfect for finishing a bit of work or browsing the internet, and there is a bathroom with a free-standing tub.
The second story, accessed by stairs from the living area, has a bedroom with a queen bed, a half bath/laundry room, and the master bedroom, with a king bed, its own bathroom and sliding doors to the middle story deck. The master bedroom bathroom has a shower/bathtub combo. Stairs from the middle story hall lead to the lowest story, which is entirely made up of a bedroom suite with a queen bed, small sitting area and a bathroom with a shower. A door leads from the suite to the lowest deck, where the large hot tub and lounge chairs are located. The hot tub deck can also be accessed by a spiral staircase from the second level deck or from stairs leading up from the yard.
The meadow-like yard is large with a number of fruit trees. The upper portion of the sloping hillside is tastefully landscaped. There is plenty of space for kids to play and dogs to run (please note the yard is not fenced, so unleashed dogs need to be under voice control). Surrounding the open meadow area is a forest of redwood trees. The Russian River is just down the road, and river access is less than a mile away. Many Russian River Valley Wineries are less than 3 miles away.

Maximum Occupancy and Quiet Hours: The maximum occupancy at Hummingbird House is 6. Quiet hours are from 10:00 p.m. until 7:00 a.m. Outdoor amplified sound is prohibited at any time.
Parking: On-site parking is permitted for a maximum of 3 vehicles. RVs, trailers and campers are prohibited, per the Sonoma County Vacation Rental Ordinance.
Bed Sizes: Master bedroom: King bed; Second bedroom: Queen bed; Downstairs bedroom: Queen bed
Heat Source: Central heat, wood stove in the living room, gas fireplace in the downstairs suite.
A/C: Partial. The house has a mini-split air conditioner for the main level only. The middle and ground levels stay cooler naturally. Being near the coast, the night time temps drop and just opening some windows while the a/c is off is usually enough to cool the house.
Common Amenities not included: This home does not have a Dishwasher.
Location: Great wine country location! Hummingbird House offers a deal of privacy. Although there are other homes in the tucked-away neighborhood, there are no visible homes from the back decks or the back side of the house. There are no immediate neighbors. Despite the privacy, Hummingbird House is located on a very accessible, well-maintained road and is just a short drive to wineries, restaurants, and other attractions the area has to offer.
